Which workflows does this sector run on?

The sector covers two operating businesses that share assets and parties but not rhythms. Property businesses run cycles measured in months; construction projects run days measured against a programme.

Property: agencies, portals, landlords and managers

  1. Listing and enquiry. A property is described, photographed, verified and published; enquiries become viewings and viewings become offers.
  2. Application and tenancy. Applicant checks, the tenancy agreement, deposits, rent schedules and renewals.
  3. Maintenance and inspection. A tenant reports a fault, a contractor is sent, the work is inspected and the record closes.

Construction: developers, contractors and subcontractors

  1. Requests for information and variations. A question from site, a design answer, a change instruction and its effect on cost and programme.
  2. Site diary, snagging and handover. Daily records, defect lists with photos and locations, and the information package the owner receives at completion.

Where does AI help in this sector?

The useful cases are narrow and reviewable: drafting a listing description from structured fields for an agent to approve, classifying a maintenance request so it reaches the right contractor, and extracting defect locations and descriptions from site photos and notes into a snagging list. Automated tenant screening or property valuation needs the fair-housing review above before it ships, and a person must own every decision it influences. What does a worked first project look like?

A hypothetical mid-sized contractor runs snagging on paper forms and a shared folder of photos. Handover packages take weeks to assemble, and defects reported by the owner after completion cannot be traced to the subcontractor who closed them.

What must be settled about data first?

  • Address and location model. Properties, units, plots and drawing locations need one identifier scheme before listings, tenancies and defects can be joined.
  • Photos as evidence. Time, place and author must be captured with the image, not typed afterwards, or the record will not hold in a dispute.
  • Personal data of applicants. Identity and financial documents collected during applications need retention and deletion rules set before the form is built.
  • Offline first on site. Basements and new structures have no signal; synchronisation and conflict handling are core scope.
  • Access by party. A subcontractor, a tenant and an owner each see a different slice of the same record.
